The four-bedroom, three-bathroom home located at 78 Charles Avenue is now on the market – and the agent believes it has record-breaking potential.
Backing on to the Minnamurra River inlet, it is set on a land area of 557sqm.
The home was designed by architect Rowan Stewart.
Built more than a decade ago, the original owners are now looking to relocate.
One of the selling agents, Paul Belleville, sales executive at Raine & Horne Kiama didn’t want to provide a price guide at this time, “but we are expecting we will get a record-breaking price for a residential house in the Illawarra”.
In 2015, a farm/rural property at 219 Princes Highway, Kiama Heights sold for $7.3 million.
However, for a freestanding home on a standard residential lot, the record for the region is believed to be $4 million for a five-bedroom house at 38 Cliff Road, Wollongong in 2012.
Mr Belleville said at this early stage they would be fielding offers, and it may go to auction depending on feedback.
He dubbed it one of this area’s finest properties, with “no expense spared” construction and fit out.
Features include a 20-metre lap pool which spans from the front of the house to the back and under the upper dining wing; and upper master bedroom with walk-in robe and open plan luxury ensuite as well as balcony with water views.
“The most special aspect of it is that it’s actually right on the river, so it’s riverfront,” Mr Belleville said.

According to Australian Property Monitors, sales at Charles Avenue in recent years include the waterfront home at No.76 selling for $2,445,000 in 2015.
Mr Belleville expected the new listing would attract significant interest from Sydney buyers, noting that “Minnamurra is just that little bit closer than Kiama from Sydney”.
He said Minnamurra remained in strong demand, but this home was “bringing it to a whole new level”.
