A current Planning Proposal seeks to amend Kiama’s Local Environmental Plan 2011 with respect to Drualla Road and Downes Place, Jamberoo.
A Gateway Determination has been issued to Kiama council to proceed with the exhibition of the Planning Proposal to allow subdivision of allotments with multiple zones and minimum lot sizes and to enable residential development on 26 Drualla Road and 2A Downes Place.
The site is located on the western edge of the Jamberoo township. The Minister for Planning has delegated power to council to make the final determination of the Planning Proposal.
Jamberoo resident Graham Pike said potential impacts of the subdivision and rezoning would include eroding of the rural village character of Jamberoo, that more agricultural land would be lost to a ‘greenfields’ development and the visual impact would reduce tourism appeal.
“It will become a suburb, just another dormitory suburb of Wollongong and Sydney,” Mr Pike said.
“Jamberoo village has experienced rapid expansion in recent years.
“This increase is beginning to affect the village and residents in various ways, and the impacts will increase as Chapel Hill estate and Brookwood Estate continue to be developed.
“If approved, the Drualla Road development will compound these impacts.”
The matter was to be debated at the Jamberoo Valley Ratepayers and Residents Association’s meeting on Tuesday.
Mr Pike also encouraged residents to lodge a submission with council.
The Planning Proposal can be viewed at council’s administration building or at www.kiama.nsw.gov.au. Submissions close at 4pm on February 17.
In December, Kiama councillors voted to reject another contentious Planning Proposal, while also resolving to engage with the community to locate areas suitable for future development in Jamberoo.
Kiama council had received a Planning Proposal for the rezoning of a block at Golden Valley Road, Jamberoo from RU2 Rural Landscape to R2 Low Density Residential, and the amendment of the minimum lot size from 40 hectares to 800 square metres.
The majority of councillors voted to reject the PP.
Deputy Mayor Kathy Rice successfully moved that council engage with the community to locate areas suitable for future development in Jamberoo, and to assist the development of a Jamberoo specific Development Control Plan.
