The four storey residential apartment building, featuring 57 units and a commercial space, has been planned for what was once one of the town’s most prominent positions, on the corner of Albatross Road and Kinghorne Street.
A development application to build the $15,197,610 complex has been lodged with Shoalhaven City Council.
Lee Carmichael Town Planning has made the application for owner Bill Zervos, of Burraneer, southern Sydney.
The proposed building will consist of 15 three bedroom, 34 two bedroom and eight single bedroom apartments and a basement car parking area.
Three commercial tenancies are planned for the ground floor with frontage to both Kinghorne Street and Albatross Road.
The site comprises three separate parcels of land and is currently and has historically been used for the servicing and repair of motor vehicles in associate with local car dealerships.
Local zoning provisions allow the site to be developed in a such a fashion with the commercial development covering all of the ground floor of the building.
However, the applicant considers developing the site in this manner inappropriate as it would result in what is considered an excessive quantity of commercial floor space for a site not located within the commercial core of Nowra.
The application states if undertaken in this manner, the development would have the potential to impact upon the viability of the Nowra Central Business District (CBD) through fragmentation and decentralisation of commercial land uses within Nowra.
The application states a more desirable outcome would be for the majority of the site to be developed as a residential flat building with the potential for a limited quantity of commercial floor space, approximately 250 square metres, on the ground floor,
The site currently has a building height limit of 11m, with the applicant seeking to amend local planning controls to allow for an increased height limit to achieve the four storey development.
The proposed height increase would ensure the development could proceed without the need to excessively cut the higher portions of the site and sink part of ground floor below natural surface level.
It is the fourth major unit development application for the Nowra area since the start of the year.
A $9.2 million unit complex has been proposed for 32 medium density units for 65, 67 and 69 Graham Street, on land owned by South Coast Property Development.
Thirty-one medium density single storey detached units, valued at $4.18 million, have also been proposed on vacant land at Isa Road, Worrigee, owned by Corrie Vale Pastoral company Pty Ltd, of Mosman.
