AS Shell Cove residents begin to see the marina take shape, residential sites along the waterfront and beach front will soon hit the market.
About 3000 people are estimated to relocate into the area surrounding The Waterfront precinct, with the first stage of land release possibly as early as mid-2015.
Australand development director Glenn Colquhoun said the residential sites varied from land lots, terrace houses and apartments.
"We will have a broad diversity of options and a strong mix of land lots," Mr Colquhoun said. "The land lots will vary in size from 390-480 square metres and we will feather out with some larger lots along the premium beach front area (South Beach)."
He said the smaller residential land lots would have "design controls" to maximise space. Stage one of the land release will see 200 dwellings east of Harbour Boulevard on sale sometime between 2015-17.
The second group of residential land lots - to the northern side of The Waterfront precinct - will be released in 2018 and premium larger lots fronting Shellharbour South Beach are expected to be released in 2020.
A boardwalk will stretch the entire circumference of The Waterfront precinct which will have eateries, a tavern that extends out over the harbour, a community centre, town square, retail shops, accommodation facility (hotel or motel) and a shopping centre.
Mayor Marianne Saliba said an agreement already existed for the shopping centre.
"The demand is already there with existing Shell Cove residents and a supermarket will create more jobs in the region," she said. "We should see a development application lodged in 2015."
It is expected the first stage of the retail development would be completed by the end of 2016. A business park is proposed along the road leading out to Bass Point which could become a boating hub.
"A range of businesses would be attracted to the area, specifically in the boating business like boat builders, boating equipment retail and other associated industry," Cr Saliba said.
Construction of the commercial boat harbour facilities on the south side of the marina entrance - a dry stack, fuelling facilities and boat maintenance haul out and hard stand - will start upon completion of the 300-berth harbour.
